Raw-land scoring on public records.
ParcelScout is an independent app. It is not affiliated with, endorsed by, or acting on behalf of any government agency.
ParcelScout is built to score cheap raw-land listings against public records — FEMA flood layers, state water boundaries, county assessor data — and to show its work: a tier, a 0–100 score across six subscores (growth, water, access, price, infrastructure, title), a confidence value, and plain-English knockouts such as landlocked or in a floodway.
WHERE THE APP STANDS TODAY (updated 27 September 2026)
Evaluating a parcel works for Pinal County, Arizona: paste an address, and ParcelScout matches it to the county's parcel record, pulls FEMA flood and Arizona water data, and returns its tier, score, confidence and reasons. We measured this end to end on 20 September 2026. The app also shows 12 sample Pinal County parcels so you can see how a scored parcel reads.
Data: each county's GIS or Assessor, public record, not warranted. The in-app ZIP search sits behind Pro; see the note below.
Please do not buy ParcelScout Pro yet. Its features — unlimited evaluations, paid data enrichment (tax status, sold comps, well feasibility), the AI narrative read, and watchlist alerts — are not switched on, and purchases are disabled in the app until they are.
What ParcelScout will never do: predict appreciation, output a probability, or tell you "buy this." It scores what public records show, and shows its work.
PARCELSCOUT PRO ($4.99/month or $29.99/year) is offered in the app; see the note above. Subscriptions auto-renew until cancelled; manage or cancel anytime in your Google Play subscription settings.
